In this case, it is worth considering housing by the sea or closer to it. You come on vacation to relax, you want the sea - you miss it and dream of enjoying it, seeing it and breathing in its aroma. The noise of happy vacationers does not irritate you, but inspires you. In addition, if you want to rent out the villa in your absence, the closer to the sea, the higher the demand and rent.

For resale, it is important to find the right location - this is the key point - and villas in a neglected, unkempt condition. You need to properly tidy them up and sell them at a profit. This is what many people do now - they are called flippers.

To protect money from inflation, the scheme, in my opinion, is simpler. Choose a reliable developer, evaluate the architecture, project, infrastructure and, most importantly, the area. Conclude a deal at the project stage, before the start of construction, and in a year you will receive a villa that will cost 30% more. Many people want to buy a ready-made home and move in right away, paying the market price, but those who are willing to wait and take risks earn 30% profit.

This is a difficult path, and many investors make mistakes here. They only see the rental income figures, and in our region they are impressive: in the summer, a villa can bring in from €2,000 to €25,000 per day - this is what we have encountered, although I am sure there are more expensive ones.

But after a year, the property may lose its presentability: it stops being rented, and it can only be sold at a loss. This is a full-fledged business that is highly dependent on maintenance. People think that it is enough to hire a cleaner, and everything is ready, but this is not so - the question is complex. Cheap cleaners only do superficial work, and the house soon becomes dull and unattractive.

Expensive professionals reduce rental income, and they need to be monitored. Everything needs to be taken care of: furniture, bed linen, towels, pool, garden, terraces. A mistake like one hair on a pillow or a sofa - and you won't get a high rating, which means the villa won't be rented at a high price.

Reviews on Booking and Airbnb decide everything: one bad review about cleanliness - and no one will pay a high price, because people expect perfect cleanliness.
